Rowlett is located 19 miles East of Downtown Dallas on the beautiful shores of Lake Ray Hubbard. During the past two years Rowlett has undertaken several transformative transportation projects: The President George Bush Turnpike (PGBT) Eastern Extension and Dallas Area Rapid Transit’s (DART) Light Rail Blue Line. The PGBT connects from Fire Wheel Mall in Garland to Interstate 30 by way of Rowlett. This transportation project cuts through the heart of Rowlett opening up sites all along the way for development. The largest area available for development is 1,000 acres in the North Shore Commercial District which will house medical, light industrial, retail and other commercial development. In addition to the North Shore District, Rowlett has a Downtown area prime for development.
Downtown Rowlett is DART’s last stop on the Blue Line. This site includes the Downtown Transit Oriented Development (TOD) area and Pecan Grove Waterfront Entertainment District of which the City is a major landowner. In addition to these areas, Rowlett has a Southern Waterfront Entertainment District that is located along the PGBT Bridge across Lake Ray Hubbard to Interstate 30. This property is directly across the lake from the Bass Pro development. All of the areas mentioned above are in a Tax Increment Finance (TIF) District.
