Our Building Inspections Division strives to assist the development process efficiently and with accountability to the community we serve.  Inspections are performed to ensure compliance is met to the minimum safety standards and to current building codes and City of Rowlett ordinances.

What Requires a Permit?

If you are considering remodeling your home or business, adding an accessory building, fence, car port, covered patio, new roof or retaining wall, be sure you, or your contractor, applies for a building permit first. Permits are also required for any type of plumbing, HVAC mechanical and electrical work, as well as new irrigation systems, swimming pools, hot tubs, driveways, sidewalks and decks. If you are removing sheetrock and the framing is exposed, then a permit is required.  It is always recommended if you are unsure if a permit is required, to check with our office before you begin.

What Does Not Require a Permit?

Projects that are cosmetic in nature, such as painting, wallpapering, tile on flooring, carpeting, foundation repair, and trim work do not require a permit. Additionally, a permit is not required when replacing fixtures on existing wiring, however, the electrical work still must meet the current National Electric Code (NEC). 

PLEASE NOTE:   A digital copy is required in pdf format on a CD or flash drive for ALL Commercial and Residential New Construction & Remodel permit application submissions in order to conduct plan review.  All printed plans must not exceed 11 x 17.
